A figure with no source does not render. This is where each one comes from.
- Listings
- Agent feeds (BLM), agents’ own pages read for price and status, and listings posted here directly.
- Listing status and age
- Read from the agent’s page, never inferred from a URL. A listing date only counts when a feed or portal recorded one.
- Condition, outside space, accessibility
- Read from the photographs and the description, agent-confirmed where the agent has confirmed them.
- Medians, yields, £ per sq ft
- Computed from the listings and rents HouseMade holds, per district, over 12 months; auction guide prices and room adverts excluded. Every figure carries its sample size.
- Area facts
- PropertyData, bought per postcode and cached; only for listings from the last three months.
- Travel times
- Google routing, cached per origin and destination.
- Crime
- Banded once per page against the districts HouseMade covers, with the population it was measured against.
- Professional verification
- FCA and Companies House registers where a key is configured; a badge shows only when a register confirmed it.
